What it is
An index row is the clerk record of an instrument: type, file date, book and page or instrument number, grantors and grantees, and the land description as indexed. It is what a title search starts from, delivered as rows rather than a search screen.
Offered county by county on request, under use terms in the written scope. Party names are personal data; deliveries of index rows carry use limits.
Delivery
- API: filter by county in your scope, file date, instrument type or update date; JSON pages with a cursor.
- Bulk files: Parquet, CSV or JSONL, one file set per county in your scope, with a manifest of row counts and checksums.
- Agent endpoint: a search tool limited to the counties in your scope, keyed per agent.

Coverage by state
93,880,858 index rows across 14 era tables of ds9_courthouse_enhancedclerks, Texas only. The oldest era table covers the 1800s to 1977. 69,534 rows carry a file date before 1859 or after 2026-10-07 (keying errors in the source) and are left out of the date range. The newest era table was last built 2026-10-06.

Known limits
- Index rows only: images and OCR text are not part of a standard delivery.
- Party lists in an index can be partial; the instrument itself is the authority.
- Type labels drift by county and by year; a count by label is not a count of legal effect.
- Texas only today. Some Texas counties are held back.
